Executive condo site in Bukit Panjang launched for sale

[SINGAPORE] The Housing and Development Board (HDB) on Friday (Mar 21) launched an executive condominium site in the Bukit Panjang area for tender. 

The Senja Close land parcel has a 99-year lease tenure and can potentially yield around 295 residential units.

It spans a site area of 10,159.2 square metres (sq m) with a maximum gross floor area (GFA) of 30,478 sq m and gross plot ratio of 3.0. At least 500 sq m of its GFA will be set aside for an early childhood development centre, with a maximum capacity of 100 children. 

HDB added in its tender documents that the EC should be “designed sensitively” to minimise potential disamenities from a potential Chinese temple nearby. This could include visual screening, such as minimising window-facing units, and the use of buffers, such as siting car parks. 

The site at Senja Close was launched under the government land sales programme’s confirmed list for the first half of 2025. It will close at noon on Aug 5, 2025. 

In total, the programme will see the release of 5,030 private housing units in the half year, similar to the 5,050 units’ land supply for the H2 2024 confirmed list.

Of the 5,030 units, some 980 are ECs across three sites: Senja Close in Bukit Panjang, as well as one in Sembawang Road and another in Woodlands Drive 17.
